The property had residual contamination from a demolished gas and service station, which could have jeopardized the development. This process successfully reduced contamination levels below the required threshold, allowing GEMCAP to obtain a No Further Action letter from the state, preserving the property’s value for the tenant.

Stormwater and Sewer System Improvements

The project also involved addressing unresolved infrastructure issues caused by insufficient planning in the original master development. GEMCAP took the lead in designing off-site stormwater improvements to accommodate flooding concerns and upgrading the undersized sanitary sewer system.
